The mission
We make pre-sale Athens investable.
Athens has, in the last decade, become one of the most interesting real-estate markets in the European Union. Capital values have doubled in the strongest neighborhoods. The Golden Visa is the most accessible residency-by-investment programme in the EU. And yet buying from abroad remains brutally hard — language, two-step notary closings, planning consents written in Greek.
Presale exists to fix that. We curate the pre-sale projects we would buy ourselves, we put representatives in Athens to accompany every buyer through the process, and we are aligned with you, not with the developers, because we are paid only when the deal closes.
How we operate
Four principles.

Curated, not aggregated.
We do not list everything. We list the eight to fifteen pre-sale projects in Athens that we would buy ourselves, and we explain why.

Local on the ground.
Our representatives in Athens accompany every buyer through viewings, developer meetings and closings. There is no replacement for a person who speaks Greek standing in the room.

Aligned incentives.
We are compensated by developers at closing. There is no fee to buyers, and we do not earn anything if the deal does not work for you.

Transparent specs.
Every listing has the reference code, the developer, the energy class, the unit-by-unit schedule, and the actual price per square meter. No marketing fluff.
